Should I be looking at the Pollença district or the port?+
They are priced as separate markets, so the choice is yours to make on evidence rather than on a blended average. The port is the dearer of the two per square metre, by roughly a fifth on the July 2026 figures, and it also moved faster over the preceding year, rising close to twice as much as the district that shares the municipality's name. Both figures are asking prices rather than agreed sale prices.
Why do I see two different prices quoted for Pollença?+
Because two different rows carry that name. The July 2026 report has a municipality-tier row for Pollença and, inside the municipality, a district-tier row also called Pollença. They are different areas and they carry different figures, the district one being the lower of the two. Whenever someone quotes you a price for Pollença, the first question worth asking is which of those two rows it came from.
What about Cala Sant Vicenç?+
It is listed as one of the three districts but carries no price at all in the July 2026 report. The stated reason is sample size: an area without a minimum number of adverts is rolled up into the geography above it rather than published on its own. So there is no benchmark to check an asking price against there, and anyone offering you one for Cala Sant Vicenç has built it themselves.
How many people live here, and how international is it?+
17,801 on the Censo Anual count at 1 January 2025, with the padron putting it six people higher at 17,807. Subtracting Spanish nationals from the Censo Anual total leaves 4,541 foreign nationals, just over a quarter, and 5,360 born outside Spain, just over three in ten; INE publishes neither of those totals itself. The gap between the two measures is naturalisation, and it is proportionally the smallest of the units in this batch.
Which nationalities are largest among residents?+
British nationals, at 926, followed by Romanian at 462, Italian at 451, Colombian at 289, German at 286 and Moroccan at 284, as INE's Censo Anual table prints them for 1 January 2025. This is the one municipality in this batch where British nationals top the list. It is a count of residents by nationality, and it says nothing about who is buying property, which no source here answers.
Is there a weather record for Pollença?+
Not a normals table. AEMET's principal-stations publication for 1981 to 2010 lists four entries under Illes Balears and none of them is in this municipality, so this guide shows no climate figures for Pollença and does not borrow the Palma ones. AEMET does operate an observing station at Port de Pollença, but that publishes current conditions rather than long-run averages, and the two are not interchangeable.
Can I reach Pollença by train?+
No. The island's transport authority publishes train and metro lines for Mallorca, and this municipality appears on none of the T1, T2 or T3 stop lists. Sa Pobla is the T2 terminus and lies in a different municipality altogether. There is no station here and no service, and this guide publishes no distances or journey times, so we cannot tell you what reaching the terminus involves.
Where is the nearest hospital?+
We do not publish nearest anything, because that implies a distance we have no source for. What we can tell you is the published arrangement: IB-Salut places this municipality in its Tramuntana health sector and names Hospital Comarcal de Inca as that sector's reference hospital, in a different municipality. Inside Pollença itself, IB-Salut lists a health centre, CS de Pollença. Both were read on 1 September 2026.
